Staging Your Home

When it comes to selling your home, appearance means everything.  Since you never get a second chance to make a first impression, make it a good one.  A clean, clutter-free home will feel more inviting.  This includes the exterior, since this is the first thing a buyer will see.  If you follow these guidelines for cleaning, the buyer will feel right at home.

The outside of your home should be clean and clutter-free.  Try to eliminate any outside play structures and yard decorations that are in ill-repair or no longer in use.  Many people see this as clutter and too much can make the yard seem small.  People without children may also not be able to imagine the yard set up for their needs and may be discouraged by the playground motif. 

Mow and edge your lawn, trim your shrubs and trees and weed your flower-beds.  A newly-painted exterior makes the home seem well-maintained.  If you are not able to paint it, perhaps have it pressure-washed.  Don’t neglect any fences or decks that need repair, re-painting or re-staining. Also remember to pick up and dispose of any pet mess. 

Now that you’ve added curb appeal, move to the inside.  Again, pick up the clutter.  Put away clothes, toys, entertainment items (i.e. movies, CDs, games), shoes, dishes and groceries.  Organize closets so that they feel more spacious.  Clean everything within sight.  This includes windows, floors, cupboards, light fixtures and ceiling fans.  Replace any burnt-out bulbs to improve lighting.  New paint can make a house feel cleaner and newer, as can new carpet, especially if the current carpet is stained or worn.  If you cannot replace your carpet, have it cleaned to eliminate stains and odors.  Check doorways, walls and floors for scuff marks and clean.  Repair or replace broken doors, faucets and appliances.  Then, put out the welcome mat.
